Monsoon Season Flooring Problems: Swelling, Musty Smells and What to Check

Flooring problems after monsoon season follow a pattern in Arizona: swelling, musty smells, lifted boards, white crust. A post-monsoon checklist for slab homes.

What flooring problems show up after monsoon season?

After Arizona's July-through-September monsoon, the common flooring problems are swollen or cupped boards, musty smells that were not there in June, lifted or tenting tile, soft spots in laminate, and white crusty deposits along grout lines and slab edges. The cause is almost always moisture moving through or sitting on the concrete slab.

Much of the Valley is built on expansive clay soils. Monsoon rain swells those clays, the slab heaves subtly and holds more moisture, and floors installed tight to walls or over a damp slab start showing it weeks later. The floor is the messenger; the moisture is the message.

The post-monsoon checklist

Walk the perimeter of every room and look for baseboards that have separated, feel spongy, or show staining at the bottom edge. Check transitions and doorways for planks that peak or click when stepped on. Run your hand along grout lines in kitchens and baths for white, chalky efflorescence, which is mineral salt left behind by moisture traveling through the slab and tile.

Smell is a diagnostic tool here. A musty odor concentrated in one room, closet, or along an exterior wall usually means moisture sat under that flooring. Pull nothing up yourself yet; documenting where and when it appears is exactly what an installer needs to trace the source.

What causes the musty smell?

Mustiness after monsoon season typically comes from moisture trapped under floating floors or in padding and underlayment that got wet and dried slowly. Roof leaks, stucco cracks, and irrigation overspray against exterior walls feed the same problem from outside the slab equation, so check exterior walls and window seals in the room that smells.

If the smell is strongest near a bathroom or kitchen, rule out a slow plumbing leak before blaming the weather. Monsoon season exposes weak points; it does not create plumbing leaks, but the timing makes people notice them in the same weeks.

Testing before you replace anything

A slab moisture test before any repair or new installation is the step that keeps history from repeating. Relative humidity or calcium chloride testing tells you whether the slab is still pushing moisture, and the result decides the mitigation, the product, and the installation method for whatever goes down next.

Replacing a moisture-damaged floor without testing is how the same failure gets installed twice. In older Valley homes, also ask about saltillo tile if you are pulling up old floors: removing saltillo and replacing it with modern LVP or tile is a common local project, and its cost depends heavily on the demolition and slab prep the monsoon checklist reveals.

Frequently asked questions

Can monsoon humidity damage LVP?+

LVP itself is waterproof, but moisture vapor from a wet slab can affect adhesive on glue-down installs and trap odor under floating floors. The slab test tells you which risk you actually have.

What is the white crust on my grout after summer?+

Efflorescence: mineral salts carried up by moisture evaporating through grout and tile. It signals moisture movement through the slab, which is worth testing before it causes bigger problems.

Should I run a dehumidifier after monsoon season?+

Indoor humidity control helps floors dry and stay stable, but it does not fix moisture coming up through the slab. If signs persist after the house dries out, get the slab tested.
